Re-inspection of reported defects, after repairs
The developer or contractor says the defects in our report have been fixed. We check every item, one by one, with the same instruments and the same criteria, before you sign the handover report (proces-verbal de predare-primire) or make the final payment.
In short
A re-inspection is a new visit to the property, in which the engineer checks every defect in our original report after it has been sent for repair. For each item you receive its status (fixed, partly fixed or not fixed), with the photo and the measured value, compared with the first report. It costs 50% of the original package price, from 699 lei, and the report is delivered within 24 hours.
When it helps
- before you sign the handover report, once the developer has fixed the objections;
- before the final payment or the release of the performance guarantee;
- after repairs carried out during the warranty period;
- after a renovation, to see whether the team fixed what was found.
What is checked
Exactly the items in the original report: every defect, in the same place, with the same instrument and against the same criterion. If a repair has caused a new visible defect in the repaired area, such as a crack or a damp patch, we record it.
A re-inspection is not a new full inspection: areas that had no defects in the first report are not checked again. For a full check of the property, choose one of the inspection packages.
What you receive
- A PDF re-inspection report within 24 hours, by email and on WhatsApp, in Romanian or in English, or within 3 hours with the urgent option.
- A table of every item in the original report, with its status: fixed, partly fixed, not fixed or could not be checked.
- The photo from then and the photo now, with the measured value before and after the repair.
- A technical recommendation for whatever is still to be fixed.
- An updated list of objections, ready to send to the developer.
How much it costs
50% of the price of the package in the original report, for the same property, rounded to prices ending in 49 or 99. A PREMIUM report is re-inspected at the PLUS re-inspection price, because the cost estimate is not redone. The amounts are final: the company is not registered for VAT.

In Bucharest and Ilfov, travel is included; elsewhere in Romania, the travel fee is communicated before booking. The report within 3 hours costs an extra 700 lei.
Conditions
- The re-inspection price applies to properties we inspected, based on our report.
- The re-inspection is booked within 12 months of the original inspection.
- If defects remain after the re-inspection, a second re-inspection costs the same as the first.
- A deposit of 500 lei is paid when the contract is signed, with an advance invoice (factură de avans); the balance is paid when the re-inspection is finished, in cash or by card.
How it works
- Write to us on WhatsApp or by email, with the original report and the date the repairs will be finished.
- We agree a date. The developer's representative may attend, but does not have to; access to the property just has to be arranged.
- The engineer re-checks every item on site. How long it takes depends on the number of defects.
- You receive the re-inspection report within 24 hours.
